Q: Are your sheds pre-built or built on-site?

A: Most are pre-built at our local factory in Orland,CA and delivered fully assembled to your location. On-site builds are available for hard-to-reach or challenging delivery areas.


Q: What are the sheds made from?

A: Our buildings are built with premium-grade lumber, metal or shingle roofing, and pressure-treated flooring. Every unit is handcrafted using time-tested Mennonite construction techniques.

Q: Can I customize my building?

A: Absolutely. You can choose the size, colors, roof style, window/door placement, and add-on options like lofts, shelving, and electrical setups (In-House/Third Party Electrician Used).

Q: Do your buildings come with engineered plans or certifications?

A: Yes! Engineered drawings and certification are available for ALL our models—perfect for permitting, insurance, or zoning needs. We also meet or exceed many local building code standards.

Q: Can I live in one of these sheds?

A: Technically, these buildings are classified as portable storage structures, not residential dwellings. However, many customers have converted them into off-grid cabins, ADUs (Accessory Dwelling Units), offices, and tiny homes—often after insulating, adding power, plumbing, and permits. Always check with your local building department before using a shed as a residence.


Pricing, Sales, And Payments

Q: Is Rent-To-Own available?

 A: Yes! With no credit check, flexible terms from 36 months, and early payoff discounts available, it’s by far our most popular option. You only need a 10% deposit to start.

Q: Can I pay with checks, card, or finance?

A: Yes. We accept checks, all major cards, ACH transfers, and offer Rent-To-Own financing options.

Q: Are there extra fees beyond the sticker price?

 A: Basic delivery and leveling are included. Taxes, additional mileage, and optional upgrades may add to the final total.

Delivery And Delivery Prep

Q: Is delivery free?

 A: Yes! Free delivery within 30 Miles of our dealership. Additional miles are charged to the customer and are due to the driver on delivery

Q: How soon can I get my building?

 A: Most in-stock buildings can be delivered in 1–2 weeks. Custom orders typically take 2–4 weeks depending on factory scheduling and delivery volume.

Q: Will you level the building when you deliver it?

 A: Yes. We provide basic leveling using Company Provided Pressure Treated Wood Blocks or customer-supplied concrete blocks. 

Q: Do I need a permit to place a shed?

 A: That depends on your local zoning codes and shed size. We will deliver WITHOUT a permit. We’ll assist you with engineered drawings or any necessary info if your county or city requires a permit. 

Q: What kind of foundation do I need?

 A: We recommend a level gravel or concrete pad. However, our buildings can be placed directly on level ground with proper support and drainage.

Quality And Warranty

Q: What warranties do your buildings come with?

 A: Every building includes a 5-Year Limited Warranty on workmanship, along with manufacturer warranties on treated wood and metal roofing.

Q: Are your sheds weatherproof?

 A: Yes! They're built to handle rain, wind, and everyday weather. If you're in a high-wind or snow-load area, let us know—we can upgrade your shed to meet local requirements.

Other Common Questions

Q: Can I add power or plumbing?

 A: Yes, but it’s a post-purchase upgrade. We don’t offer that service ourselves, but your contractor or electrician can easily modify the structure.

Q: What happens if I move? Can I take the shed with me?

 A: Absolutely! These buildings are portable and can be relocated. You can hire a shed mover or request a quote through us.

Q: Do you offer discounts for multiple units or businesses?

 A: We do! Bulk purchases, local government, and business customers may qualify for special pricing. Contact us to learn more.

How Do I Pay My Shed Bill?

Paying your bill is quick and easy! Here are your options:
  1. By Phone

    Call the Rocky Top customer service line at (615) 203-3165 to make a payment over the phone using a card.
  2. By Mail
    Send a check or money order to the address listed on your contract or payment coupons. Be sure to include your
    contract number on the check.

The Rental Company will be listed under " Rocky Top Rentals LLC"
